Barringo Valley – Village Centre

Gary Harley, Managing Director of Wookey Capital Asset Management appointed RED due to their skill in developing retail precincts.

Since September 2008, RED has worked closely with the Wookey Capital team to develop a Master Planning solution that would elevate the site opportunities. The work now allows for a financial development plan to be created, including Council rezoning, council planning approvals, project costing and lease negotiations.

The brief was to provide retail amenity to the local community while also creating a town centre.

The unique opportunity was the integration of the existing two hotel buildings located adjacent Station Road and the railway line linking New Gisborne to Melbourne. These buildings will activate the street and house a local corner store of approximately 515m2 with an adjacent providore style café. The frequency of customer visit to these retail offers, combined with convenient car parking will ensure a continual flow of activity attracting additional customers to the development.

Between these two existing buildings a pedestrian link will provide access to a central village square surrounded by a local baker, bar and regional wine offer all with direct views of adjacent Mount Macedon and a large entertainment screen that is integrated into a feature timber wall. Key to the development is the 100 public car parks located 2/3 along the site.

Future expansion has been planned with a proposed medical / health precinct linking the opposite side of the public car park.

Environmental initiatives have been considered and include maximising the use of natural light, natural ventilation and rain water harvesting. Insulation of the new buildings will be enhanced via a combination of local stone cladding, rammed earth walls and double glazing.

The architectural style has been developed to complement the community village feel of this regional location, using construction materials found locally and exposing internal timber beams and columns.

For Wookey Capital the proposed Master Plan has elevated the opportunity for this and the adjacent properties owned within their portfolio.
